  Title Request

Abstracting:
An abstract of title is a set of documents which record the ownership through time of a property. Our abstracting of real estate title is done by underwriters, Old Republic National Title Insurance Company, Westcor Land Title Insurance co., and Stewart Title Guaranty Company. This insures that the search and exam are thorough. Each and every one of our searches and examinations of those searches are backed by not only Suncoast One Title, Inc., but by the insurer that we would be using on your file.

Title Insurance:
Title insurance is insurance to protect a lender or owner against loss in the event of a property ownership dispute. Suncoast One Title Inc. used the three underwriters aforementioned as the insurer on all of our policies. Title insurance is like any other insurance in that it is purchased with the hope that it will never be used but if you need it, it is important to know that your insurance company will be there for you. Title insurance is normally a part of any sales contract and will always be required by a lender if there is a mortgage. Suncoast One Title, Inc. provide your commitment and after the proper documents are filed with the county we will provide any policy that was purchased.
We will also write additional insurance if you would like to raise your limits because of appreciation as long as value can be established by a reputable third party, i.e. appraiser, three (3) realtors, or your builder. We offer discounts when allowed by insurer i.e. re-issue rates. The one important point to remember is that title insurance is a one time fee with no additional charges. You pay for it once and you are covered.

Title Reports:
These are for builders, investors and some lenders for the purpose of up-dating before sale or for lenders such as Small Business Administration to put a lien on your home for a mortgage. This is normally a tool to show loan position.

Closing services
Closing is the finalizing of the sale of a property, as its title is transferred from the seller to the buyer, also called settlement. Processors are assigned the file from inception through closing so you will always be dealing with the same person. All files will be assigned a number. The processers gather information and prepare documents for closing. When the realtors, buyers, sellers, brokers and lenders approve the documents Suncoast One Title sets up closing at everyone's convenience. The closing can be completed in our office, the realtor’s office, at your home or via mail. Suncoast One Title will try to set closing at a time and place convenient to our customer.

Construction Policies:
Suncoast One Title with provide re-issue rates for every one the insurer will allow in the maximum amount allowed. We also offer new home discounts as allowed by insurer and substitution rates as allowed.
